Your correct property valuation:

The accurate valuation of properties for sale depends on many factors including competition, location and condition. Most important of all is how much similar properties have sold for in your area and how they compare to yours. With years of experience, I only provide realistic valuation advice to customers. After all, I am in the business of selling properties, not just expanding my portfolio.

If you go in too high, you'll not sell and could well lose credibility in the eyes of the buying public; go in too low, and you'll be throwing away money that is rightfully yours. My job is to find just the right price so that you can sell your property within a timescale that you set.

Selecting the right legal advisor:

Selecting the right legal advisor is just as important as choosing the right estate agent. Selling your property involves lot of paper work but a good legal advisor will be able to guide you through the process with absolute minimum effort.

Presenting properties for sale:

Before I start to market your property, it is essential that you take the time to present it in its best light. Touch up tired decoration, replace anything broken or damaged, and remove all unnecessary clutter, so that those who come to view will be able to see themselves living there.

You simply cannot predict the taste of potential purchasers, so don't try: give them a neutral canvas to view so they can let their imaginations loose to create their ideal home from yours. Iwould be delighted to offer advice on the best way of achieving this.

Marketing your property:

Once your home is ready, I will gather all the marketing material that I need to promote it to the public at large. I take photos, and generate floor plans and descriptions to present properties for sale in their best light.

I will then do all I can ensure that your property is seen by as many people as possible. To attract the all-important local market I will erect a 'For Sale' board. Completion is done when all the paperwork has been finalised and all funds have been transferred and received.
